RENTAL AGREEMENT

This Rental Agreement (“Agreement”) is made on {{reservation_date}}, by and between:

• Guest: {{guest_name}} (“Guest”)
• Host: {{host_name}} (“Host”)

PREMISES

The Host agrees to rent the property described below to the Guest, and the Guest agrees to rent the following property from the Host:

This property will hereinafter be referred to as the “Premises.”

RESERVATIONS

Reservations are confirmed upon receipt of 50% of the rental fee via preferred payment methods (i.e., credit card, wire transfer). The remaining balance is due 45 days prior to arrival.

CANCELLATION POLICY

Guests may cancel their reservation up to 6 weeks prior to the scheduled arrival date without any cancellation fees. The following refund policy applies for cancellations after this period:

• Between 6 to 4 weeks before arrival: 30% refund.
• Within 4 weeks of the arrival date: No refund.

RENTAL TERM

The Guest is allowed to occupy the Premises from {{checkin_date}} starting at {{checkin_time}} until {{checkout_date}} at {{checkout_time}} (“Rental Term”).

CHECK-IN

Check-in is available between 2:00 p.m. and 6:30 p.m. For arrivals after 6:30 p.m., please contact us for arrangements. Early or late arrivals must be scheduled in advance. Weekend check-ins must also be coordinated ahead of time.

OCCUPANTS

The total number of guests staying on the Premises shall not exceed {{number_of_guests}}.

RENTAL FEES

The total rental amount will be as specified during the booking process.

ADDITIONAL FEES

A City Tax of €6 per person, per night, will be charged for a maximum of 7 nights (children under 12 are exempt).

UTILITIES

Utility costs are included for the first 28 days of the confirmed reservation.

SECURITY DEPOSIT

The Guest agrees to pay a Security Deposit of €300 or the amount specified during the booking process. This deposit is intended to ensure the Guest’s compliance with the terms and conditions of this Agreement. It must be paid upon the execution of this Agreement. The Security Deposit will be returned to the Guest, less any applicable deductions for damages, within the timeframe required by law after the Rental Term ends. The Security Deposit may not be applied to rent without the Host’s written consent.

BICYCLES & PETS

Bicycles and pets are not allowed on the Premises.

SMOKING POLICY

Smoking is strictly prohibited on the Premises.

SUBLETTING

Guests are not permitted to sublet the Premises to any other parties.

INSPECTION

The Host reserves the right to inspect the Premises with prior notice, in accordance with local law. If the Guest violates any part of this Agreement, the rental period may be terminated immediately. Should this occur, the Guest must vacate the Premises immediately. The Guest waives any right to legal proceedings in the event they fail to leave the Premises after the rental period expires.

MAINTENANCE AND REPAIRS

The Guest is responsible for covering the cost of any maintenance or repairs required due to damage caused by the Guest or their guests during the Rental Term. These costs will be deducted from the Security Deposit prior to refund.

WASTE DISPOSAL

The Guest must properly dispose of all waste according to the Host’s instructions.

HOST’S LIABILITY

The Guest agrees to indemnify and hold the Host harmless against any claims of injury, property damage, or loss arising from the Guest’s use of the Premises. The Guest acknowledges that the Host’s insurance does not cover the Guest’s personal property, and the Guest is responsible for obtaining their own insurance if needed.

ATTORNEY’S FEES

In the event of a legal dispute arising from this Agreement, the Guest agrees to pay all reasonable attorney’s fees and costs incurred by the Host in enforcing the Agreement.

USE OF PREMISES

The Guest shall use the Premises for residential purposes only. The Premises may not be used for any commercial activity or sales of any kind.

ILLEGAL ACTIVITY

The Guest agrees to use the Premises only for legal purposes. Any illegal activity, including but not limited to drug use, abuse of any kind, will result in immediate termination of the Agreement without refund.

GOVERNING LAW

This Agreement is governed by the laws of the jurisdiction in which the Premises are located.
